The short answer
- Adelaide's median house price was $975,000 in the June quarter 2026, up from $865,000 a year earlier.
- Only 83 of 373 metro suburbs with house sales that quarter had a median under the First Home Guarantee's $900,000 cap for Adelaide.
- The best-value active markets are in the outer north, around Salisbury and the north-east, and in the outer south.
- Many of these suburbs rose 15% to 20% in a year, so it pays to know your budget and get pre-approved before you start looking.
How we chose these suburbs
We used the South Australian Valuer-General's official house sales data for the June quarter 2026, the latest available, and kept suburbs that met two tests:
- A median house price under $900,000, the First Home Guarantee price cap for Adelaide. Source: Housing Australia
- At least 60 house sales in the past 12 months, so there's real choice and the median isn't skewed by a handful of sales.
That leaves 40 suburbs. The figures cover houses only, not units or townhouses. Source: Valuer-General via Data SA

What it costs to buy
With the First Home Guarantee you can buy with a 5% deposit and no lenders mortgage insurance. In South Australia, first home buyers pay no stamp duty on a new home and can get a $15,000 grant, but there's no relief on an established home. Source: RevenueSA
| Price | 5% deposit | Stamp duty, established home | Total, established home | Total, new home |
|---|---|---|---|---|
| $650,000 | $32,500 | $29,580 | $62,080 | $32,500 |
| $750,000 | $37,500 | $35,080 | $72,580 | $37,500 |
| $850,000 | $42,500 | $40,580 | $83,080 | $42,500 |
Example only. Uses South Australia's general stamp duty rates. Totals exclude conveyancing, inspections and government registration fees, and the new home total is before the $15,000 grant if you're eligible. See our stamp duty guide.
What else to weigh up
- It's the home's price that counts, not the suburb's median. Even in suburbs with a median above $900,000, some homes sell under the cap.
- Your commute. Check travel times to work at peak hour, and how close you'd be to a train line or main road.
- New or established. A new home can save tens of thousands in stamp duty and may come with the grant, but compare the price per square metre and the land size too. Source: RevenueSA
- Units and townhouses. These figures cover houses only. A unit or townhouse can bring suburbs closer to the city within reach.
- Growth isn't guaranteed. Strong rises over the past year don't mean the same will happen again. Buy a home you're happy to live in for years.
Your next step
Before you set your heart on a suburb, find out what you can borrow and whether you qualify for the First Home Guarantee. Our first home buyer guide covers the schemes, our 5% deposit article shows how the guarantee works, and what $700k buys in Adelaide runs through the costs at that price.
Information is general and correct as at October 2026, using the latest Valuer-General data (June quarter 2026). Property prices change, and this isn't a recommendation to buy in any suburb.
