North Adelaide property at a glance
North Adelaide is mostly terraces, townhouses and apartments. At the 2021 Census, only about one in five homes was a separate house. Half were semi-detached, terrace or townhouse homes, 28% were flats or apartments, and 47% of homes were rented. Source: ABS

Things to know when borrowing here
- Terraces and townhouses. Many are on strata or community title, and any strata fees count as an ongoing cost when lenders work out what you can afford.
- Apartments. Some lenders set a minimum size for apartments or ask for a bigger deposit on small units, so the choice of lender matters. What lenders assess differently explains why.
- Heritage homes. Much of North Adelaide sits in historic areas under South Australia's planning rules, which aim to keep the area's character. If you're planning to renovate or extend, factor approvals into your plans before you borrow. Source: SA Government
- Larger loans. With house prices often well above $1.5 million, your deposit and each lender's policy on larger loans make a real difference to what you can borrow and the rate you'll get.
- Investors. With almost half of homes rented, plenty of buyers here are investors. Our investment loans guide covers structure, equity and the 2026 changes.
